UP114 House

This house invites discovery through a leisurely journey, with every corner offering a distinct view and fresh vantage point.
A Mediterranean haven between the Tramuntana and the sea.
On the outskirts of Palma, within the exclusive Son Gual II development, stands this residence conceived as an intimate dialogue with its natural surroundings, boasting privileged views over Palma Bay and the majestic Tramuntana mountain range.
The experience begins upon crossing the marés stone fence, an architectural gesture that pays homage to local tradition and immediately establishes a profound respect for the landscape and Balearic building culture.

Beyond this threshold, the house reveals itself discreetly: its introverted, almost hermetic façade barely hints at the life within. The genuine surprise unfolds upon entering, where the home opens in a subtle conversation with its environment.
Three distinct volumes.
The ground floor is divided into three volumes that fold inward, creating unique perspectives toward the Tramuntana. Son Gual II invites discovery through a leisurely journey, with every corner offering a distinct view and fresh vantage point.

At the heart of the house, the staircase reintroduces the texture and warmth of marés stone.
This typical Mallorcan material is complemented by a centuries-old olive tree in the courtyard, creating a genuinely Mediterranean ensemble.
From here, the space flows into the living, dining, and kitchen areas,
integrated within a bright, diagonal layout that extends westward through large windows. These open the interior to the porches and swimming pool, blurring the boundary between indoors and out.

The main façade pays tribute to traditional Balearic architecture.
Wooden porches, mallorquinas shutters, and planter boxes articulate the volumes, breaking monotony and creating a human scale that imparts warmth and familiarity. Upstairs, three bedrooms overlook the pool, each framed by vegetation that enhances the views and strengthens the connection to the landscape.
The staircase tower continues its ascent to the roof, where a paved terrace becomes the perfect lookout, offering panoramic views of the Tramuntana and the sea.
Finally, the basement completes the functional programme with a garage for two cars, a small wine cellar, a laundry room, a utility room, and a spacious gym with a home cinema. Thanks to a lift connecting all four levels, circulation throughout the house is seamless and comfortable.
